We begin with understanding your needs and objectives early on in the planning stages, then providing detailed cost estimates at crucial stages of the design process, working together with you and the Architect. Our early planning efforts helps identify ways to save money early on which can either provide more space that would have otherwise been cut, or provide longer lasting materials that protect your community’s investment, or both.


Our comprehensive bid packages create true competition that provides the best value, promotes local bidder participation and direct input on trade contractor selection from your board or council. Your community is invested in you and we strongly encourage qualified local trade contractors to bid.

Gallagher will prepare, validate and complete the bid tabulation, contracts, background checks, insurance verification, bonding requirements and bid review so the School Board or City Council can approve and award the contracts at one board or council meeting. This allows for quicker execution that leads to a quicker start, and completion of construction.


Gallagher has managed more than $2 Billion of construction projects for almost 3 decades as a Construction Manager-Agent. We make the process easy with as much or as little involvement as the owner wants. Do you want to write every check to every trade contractor every month, or just one check a month? It’s up to you, we can do either and it’s completely transparent either way.


Our flat fee structure assures you that there are no hidden costs or unknown percentage mark-ups. Our vested interest is solely with you, the Owner and there are no incentives for us with change orders or material/service selection.
